Although the Atlanta area is not the largest population center in the country, it is growing rapidly and still leads the nation in housing starts.

This has created a voracious demand from builders who have to have lots in order to build.   This builder demand subsequently has opened a tremendous opportunity for land developers who have the technical and financial capability to purchase and develop multiple large scale projects simultaneously.

To meet this ongoing demand, Harvest formed Harvest Development Partners to develop residential lots for medium to large builders and to supply the needs for its affiliate building company, Harvest Homebuilders, LLC.

The most common scenario involves a situation where the lots are either presold to 1 builder or to a group of builders who take down the lots over a prearranged lot schedule.  In other cases, Harvest Homebuilders, LLC purchases the lots and builds out the community themselves.

Harvest Development Partners first developed Peyton Crossing in Southwest Atlanta and sold the 18 lot subdivision in 2001 immediately upon its completion.

HDP's second project was Lakeview at East Atlanta, a 41 lot subdivision located in East Atlanta, which was completed and sold in 2002.

Next HDP developed Deer Springs, a 71 lot subdivision located on River Road next to Cedar Grove School in Southeast Dekalb County.

Owens Mill is a 36 lot subdivision located in Eastern Dekalb County.  It was completed in July, 2004 and sold to an Atlanta builder.

Westside Place is a 53 unit subdivision scheduled for completion in October, 2004 and is presold to a local builder.

Villages at Oakshire is a 193 lot subdivision.  The first phase was completed in July, 2004 and the second phase is scheduled for completetion second quarter of 2005.

Eastland Woods subdivision is a fourteen-home community located in the heart of East Atlanta. The homes have an old-age look and feel and are full of the modern amenities homeowners enjoy. This community is located off a quiet side road, but is minutes from trendy shops and the vibrant life of Downtown Atlanta.

Douglas Hill in Southwest Atlanta is a 27 lot subdivision currently being developed for Harvest Homebuilders, a Harvest Development Partners' affiliate.

Little Bear is a 159 acre conservation subdivision located in Cherokee County.  The development work is expected to be completed by the fall of 2004 and the lots will be taken down by a group of builders managed by Coldwell Banker's Builder Developer Services Marketing Team.
